This is the running list of open items on TC-20, kept in one place so nothing has to be reconstructed from email threads. Every entry names what was scoped, what is installed today, and what is being asked for.

The request is that these are worked and closed before the final walkthrough, currently estimated at 2026-10-17, ahead of the 2026-10-24 closing. Where an item cannot be completed before then, a we-owe in the closing documents naming the work and an agreed install date works equally well.

Items are numbered by type — D for defect, Q for open question, V for verification, S for schedule. The list updates in place; the issue date in the corner is the version.

D-01 Open defect

Patio soffit stain — second application worse than the first

Scoped

Stained cedar tongue-and-groove soffit over the covered patio, uniform finish.

Observed

Bare cedar photographed 2026-05-29 was clean and even. The first stain application on 2026-07-14 left light amber lap streaking but the boards still read as one family. The second application, photographed 2026-09-09, is a gray-taupe wash with cloudy blotches, dark smears around the can lights, and board-to-board color variation across the whole soffit.

Requested

Confirm the remedy. Another stain application does not appear likely to resolve the underlying issue, so the question is whether board replacement is the appropriate next step. If replacement is agreed, a stained sample board approved before installation.

Furnace and control below specification, both floors

Scoped

Specification calls for a two-stage furnace on each floor with a matched Bryant control. Substitutions are permitted where equal or better.

Observed

Installed furnace is model 926TC36060V14, AHRI reference 218479013 — a single-stage unit from the entry tier of the line. Installed control is a Honeywell T6 Pro, not a Bryant control. The specified A180277 is the Evolution Connex control and genuinely cannot run the installed Crossover heat pumps, so the control substitution had a reason — but Bryant lists a control that does match this outdoor unit: the ecobee Smart Thermostat Powered by Bryant, model EB-STATE6IBR-01, dual-fuel and two-stage.

Requested

Two-stage furnaces on both floors with the matched Bryant control, one brand end to end. Either completed before the house is finished, or documented as a we-owe in the closing documents naming the AHRI combination, the two-stage furnace, the matched Bryant control and agreed install dates, inside a three-month window.

Scoped

Observation only — no specification claim is being made. The word "splash" appears once in the specification, at Kitchen: full height tile backsplash. Vanity side splashes are not written anywhere.

Observed

No side splashes at any vanity in any bathroom, or at the rec room counter.

Requested

Confirm whether side splashes are part of the standard finish on this specification, and if so when they go in.

Under-stairs rack closet exhaust fan is not thermostatic

Scoped

A thermostatic exhaust fan for the equipment closet, agreed in place of an HVAC supply vent. CO5 #4 covered the fan at $609.00 and CO5 #19 covered "wire for thermostatic exhaust fan" at $205.00, both paid.

Observed

The installed Panasonic FV-0511VQ1 is a switch-controlled fan. Per the Panasonic specification sheet it has no thermostat, no temperature sensor and no humidity sensor — wall switch, timer or external control only. No line-voltage thermostat or temperature controller is present in the closet.

Requested

Install a line-voltage thermostat or equivalent temperature controller on the fan circuit with a configurable setpoint, or swap to a sensor-equipped fan. Without automatic trigger the fan will not run on heat and the equipment in the closet sits unventilated.

CO5 #4 EXTERIOR, paid $1,146.00 — "Add 240V/30-50A circuit for future exterior sauna + 110V for sauna lighting."

Observed

"30-50A" is a change-order range, not an installed value. The breaker actually fitted and the conductor gauge actually pulled determine the heater size that can ever be installed — roughly a 6 kW heater at 30 A against the 8-9 kW class at 50 A.

Asked

Confirm in writing: the installed breaker size, the conductor gauge, whether a disconnecting means at the sauna was included in the $1,146, and that both the 240V run and the separate 110V lighting feed terminate at the intended pad location.

Observed

This line carries no exclusion note. CO5 #1 directly above it, CO5 #21 and the under-stairs line all carry an explicit "Note: no fixture." Fixture exclusions are marked consistently elsewhere in the same change order.

Asked

Confirm whether the $447 includes the five fixtures or covers the switched rough-in only, so fixture procurement can be planned against the lighting allowance.

Requested

Confirm all three prewires are at the correct stair locations, the photocell is installed and wired to the three-light circuit, it is mounted unshaded by overhang or soffit, and it passes a cover-and-uncover test in daylight.

Scoped

Twelve change-order line items cover 32 Cat 6 drops totalling roughly $6,714, of which eleven exterior camera runs account for $2,125.20. Several lines read "prewire only" — cable is pulled, not terminated.

Observed

The mud-ring window has closed. Insulation began the week of 2026-05-18 and drywall followed, so any drop that was buried or cut short is already behind finished wall.

Requested

Locate and confirm all 32 drops before the walkthrough packet is written. Anything buried, missing or cut short becomes a punch item at that point.
